General terms and conditions:

  1. Conclusion of contract

The contract is binding when the holiday apartment is ordered and confirmed and/or made available at short notice.

The booking is made in writing.

The apartment will be rented to the tenant for the specified contract or Rental period rented solely for use for holiday purposes.

The apartment can only be occupied by the persons registered in the booking. Upon arrival, you may be asked to present your identity card. Subletting is not permitted.

All prices include the respective statutory VAT.

The rental price includes additional costs such as electricity, water, heating and final cleaning.

  1. Arrival and departure

The apartment is available to the tenant on the day of arrival from 2 p.m.

On the day of departure, the apartment should be returned to the host no later than 10:00 a.m. in Rodelhaus and Sankt Andreasberg, 10:30 a.m. in Lerbach, Lonau and Wieda.

Special requests or side agreements for arrival and departure are generally possible. They require the written confirmation of the landlord.

  1. Payment

A deposit of 50% of the rental price is due with the booking confirmation.

The remaining 50% of the rental price is due 30 days before departure.

  1. Withdrawal by the tenant

You can withdraw from the contract at any time. The withdrawal must be made in writing.

In the event of withdrawal before the start of the contract, the tenant will be charged the following cancellation fees.

Until the 31st day 5% of the total rental price,
From the 30th day before the start of the rental period, the full rental price (100%) must be paid.
Amounts that are paid in advance will of course be taken into account and credited.

The basis for calculation is the day on which the landlord received the cancellation.

In order to avoid cancellation fees, it is advisable to take out travel cancellation insurance.

  1. Rescission of the Landlord

The landlord is entitled to withdraw from the contract,

if the agreed payments are not made on time.
Furthermore, the landlord is entitled to extraordinarily withdraw from the contract for a materially justifiable reason, such as:

higher, unforeseeable majeure
pandemic and lockdown
in the event of circumstances for which the lessor is not responsible and which make it impossible for the lessor to fulfill the contract
in the event of misleading or incorrect information provided by the lessee regarding essential facts such as name or purpose
in the event of behavior contrary to contract, which is not reasonable
In case of violation of the house rules
The lessor must inform the lessee immediately of the exercise of the withdrawal if the above-mentioned facts are imminent.

There is no compensation for damages in the event of a justified withdrawal by the landlord.

  1. House Rules

The tenant undertakes to treat the holiday home and its inventory with care.

Tenants are asked to show mutual consideration.

From 10:00 p.m. to 7:00 a.m. the night rest applies.

During this time, special consideration for the roommates and neighbors is required. TV and audio devices are to be set to room volume.

For the duration of the rental of the holiday apartment, the tenant is obliged to keep windows and doors closed when leaving the holiday apartment, to regulate all radiators to a low level and to switch off lights and technical devices. Please use the house in an environmentally friendly and cost-effective manner and consider your electricity, heating and water consumption.

Please separate your garbage into plastic (yellow bags), paper, glass, green and rest. Do not use bio bags in the green bin.

Smoking in the apartment is not permitted. Smokers are allowed to smoke on the terrace.

Charging electric vehicles is not permitted on the property because the technical requirements are not met. … Violations of this agreement lead to the immediate termination of the tenancy without entitlement to reimbursement of the rental sum

If you bring more guests than indicated on your reservation, you are obliged to report them and pay €15 per person per night.

The installation and/or attachment of materials for decoration or similar is not permitted in the holiday apartment.

The apartment must be left swept clean on the day of departure. The dishes, glasses, etc. must be cleaned and put away, the rubbish bins must be emptied and the refrigerator must be emptied.

  1. Liability

The landlord is liable for the proper provision of the agreed services and for the correctness of the description of the rental property.

The apartment is handed over to the tenant in a clean and contractual condition. Any defects that may exist must be reported to the landlord immediately.
